What Painting Costs in Capri Village

Capri Village is one of the easier areas to price accurately, because the housing stock is consistent. Most of it is single-storey plastered brick from the 1970s and 1980s on flat, accessible sites with off-street parking. There is very little scaffolding, very little awkward access and very little structural surprise.

The variable that does move the price is exposure. Capri sits on the slope above the valley floor with open aspects, and homes on the higher, seaward-facing streets take noticeably more sun and wind than those tucked lower down. Because the stock is so uniform, quotes here should be tight. If two quotes for the same Capri house differ by more than about 25%, one of them has either missed something or is padding — ask both to show the measured areas. When to Paint in Capri Village

September to April is realistically usable, which is a wider window than the coastal suburbs get. Capri drains well, sits above the water table and has no significant shade problem, so walls dry quickly and reliably.

The constraint that does apply is wind and sun on the exposed upper streets. The southeaster comes over the ridge in midsummer and carries sand and dust, and a west-facing wall on an open plot takes hard afternoon UV. Those elevations are best done in the shoulder months rather than in January.

  • September to November — very good. Capri dries out early compared with the valley floor.
  • December to February — fine for sheltered elevations. Exposed upper-street walls are better left for the shoulders because of wind and afternoon heat.
  • March to April — the best window of the year for the exposed and west-facing walls.
  • May to August — interiors and preparation. Roof work can sometimes be done in a long dry winter spell but the coating should wait.
  • Roofs — spring or autumn. Midsummer sheet temperatures are too high for a good film by mid-morning.

Which Paint to Use in Capri Village

Moderate salt exposure and strong sun mean the sensible answer is a good exterior acrylic with a step up on the elevations that actually take the punishment.

  • Sheltered elevations — a quality standard exterior acrylic such as Plascon Wall & All or Dulux Weatherguard is honest value and will give six to eight years.
  • West and seaward elevations — step up to Micatex or Weathershield grade. Paying premium prices on all four walls when only one is exposed is money you do not need to spend.
  • Colour — strong reds, deep blues and dark greys fade fastest on a west wall here. If you want a dark colour, expect to refresh that elevation ahead of the others.
  • Roofs — concrete tile is common in Capri. Check for cracked, slipped or porous tiles before coating, and be aware that a roof coating is cosmetic and protective, not a repair.
  • Garage doors — steel doors on west elevations are the fastest-failing item on most Capri houses. A proper strip and respray lasts far longer than a brush-over.
  • Interiors — low-sheen acrylic on walls and an enamel on trim. A washable finish in passages and children's rooms is worth the small extra.
