What Painting Costs in Sun Valley

Sun Valley is the cheapest part of the valley to paint, and the reasons are practical rather than negotiable. Sites are flat with off-street parking and side access. The housing stock is mostly single-storey, built from the 1980s onwards, on cement plaster or face brick. And it sits far enough back from both coastlines that salt load is low.

That combination means less scaffolding, less preparation and a coating specification that does not have to be top-tier to perform. If you have been quoted the same rate here as on a Kalk Bay cottage, the quote has not been thought about.

Tuscan-style parapets, cornices and mouldings add hand-work and typically lift an exterior total by 8 to 12% over a plain-walled house of the same size. Worth having itemised. Every figure above is a guide for budgeting. A measured quote after a site visit is what you should actually work from.

When to Paint in Sun Valley

Sun Valley has the widest working season in the area. It is sheltered from the worst of both the Atlantic and False Bay wind, it has no wetland water table problem, and its walls dry quickly. September to May is realistically usable for exteriors, which is a month either side of what we would commit to in Kommetjie or Noordhoek.

The one thing that catches people out is heat. Being inland and enclosed, Sun Valley runs hotter in midsummer than the coastal suburbs, and a north or west wall in full January sun will skin the paint before it levels, leaving roller marks and poor adhesion.

  • September to November — excellent. The valley dries out earlier than the coastal suburbs, so you can start sooner.
  • December to February — work sunny elevations before 10am and after 4pm. Mid-afternoon on a north wall is too hot for a good film.
  • March to May — the best conditions of the year. Mild, stable, long curing windows.
  • June to August — interiors. Sun Valley walls dry faster than most, but not fast enough between coats in winter.
  • Roofs — spring or autumn. A dark roof sheet in midsummer sun is too hot to coat properly by mid-morning.

Which Paint to Use in Sun Valley

This is the one part of the valley where you do not automatically need the most expensive product on the shelf. Low salt exposure means a good mid-range exterior acrylic performs honestly.

  • Plastered walls — a quality standard exterior acrylic such as Plascon Wall & All or Dulux Weatherguard gives good service here. Stepping up to Micatex or Weathershield is worthwhile on a west-facing wall taking heavy afternoon sun, less so elsewhere.
  • Face brick — a clear penetrating sealer, not a paint, unless you have definitely decided to move away from face brick permanently. Painting face brick is close to irreversible.
  • Fresh plaster and repairs — alkali-resistant primer before topcoats, and give new plaster time to cure before coating.
  • Roofs — concrete tile takes a dedicated roof coating; check for cracked or slipped tiles first. Metal sheet needs rust treatment at fixings before anything else.
  • Boundary walls — these take reflected heat and irrigation spray, and fail earlier than house walls. Fit them into the same cycle rather than treating them as an afterthought.
  • Interiors — low-sheen acrylic on walls, an enamel such as Plascon Velvaglo on doors and skirtings. A washable product is worth it in family homes with passages.

What We Find on Sun Valley Homes

Typical Sun Valley survey findings:

  • Chalking on the west elevation while the rest of the house is sound — UV rather than salt.
  • Hairline cracking on Tuscan parapets and cornices where the plaster is thin over the block.
  • Boundary walls failing at the base from sprinkler overspray and reflected heat off paving.
  • Face brick that has been painted at some point and is now peeling, which is a costly problem to reverse.
  • Roller marks and patchy sheen on north walls, from a previous job done in the middle of a hot day.
  • Sound plaster overall — Sun Valley genuinely does need less remedial work than the coastal suburbs, and a quote should reflect that.

What does it cost to paint a house in Sun Valley?
A single-storey three-bedroom exterior is generally R28 000 to R48 000 and a full interior R17 000 to R30 000. Sun Valley sits at the bottom of the range for the valley because of flat sites, easy access, single-storey stock and low salt exposure.
Do I need the most expensive paint here?
Not usually. Salt load is low, so a good mid-range exterior acrylic performs well and gives six to eight years. The exception is a west-facing wall taking heavy afternoon sun, where a premium product is worth the difference.
Should I paint my face brick?
Think carefully. Once face brick is painted it can practically never go back, and stripping it is expensive and rarely clean. A clear penetrating sealer keeps it looking good without committing you.
When is the best time to paint outside?
March to May is ideal, and September to November is nearly as good. Sun Valley has a longer usable season than the coastal suburbs. In midsummer, avoid coating sunny walls between mid-morning and late afternoon.
Why do my boundary walls fail before the house does?
They take sun on both faces, reflected heat off paving, and usually irrigation spray at the base. They are the hardest-working surfaces on most properties, and they need recoating more often than the house itself.
