What Painting Costs in Noordhoek

Noordhoek homes are typically larger and lower-density than the rest of the valley, so totals run higher even though the rate per square metre is often lower than Kalk Bay or Simon's Town. Where the money actually goes here is timber. Cladding, decks, pergolas, screens, garage doors and window frames. Timber needs more frequent attention than plaster and it is priced per square metre of surface, which on a slatted screen or a balustrade is a lot more area than it looks.

Timber that has gone grey and fibrous has passed the point where sealer alone will fix it and needs sanding back or, in bad cases, board replacement. When to Paint in Noordhoek

The valley floor sits on a high water table and a good part of it is wetland. That single fact drives the timing here more than temperature does. Ground moisture rises through winter and into early spring, and walls at the base of a house on the flats simply do not dry out enough for coating until well into October.

Wind is the other constraint. Noordhoek catches the southeaster funnelling over the Silvermine ridge and through the Chapman's Peak gap, and it carries fine sand off the beach and the dunes. On those days the beach-side properties are unworkable for exterior coating even when the sun is out.

• Late October to November — usually the first genuinely reliable window for lower walls on wetland plots. Earlier than that, the base of the wall is still holding winter moisture.
• December to February — excellent for timber, which wants heat and low humidity to cure. Expect to lose days to wind on the beach side.
• March to April — the best all-round window. Calm, warm, dry, and long enough curing time before the first winter rain.
• May to September — interiors only. This is, however, the right time to have damp assessed, because winter is when it shows its true extent.
• Decks — midsummer. A deck needs to be bone dry through its thickness, and after winter that takes weeks of hot weather, not days.

Which Paint to Use in Noordhoek

Salt load is lower here than on the shoreline suburbs, but wind-driven sand is abrasive and UV on the west-facing elevations is severe. Timber choice matters more than wall paint choice on most Noordhoek properties.

• Timber cladding and screens — a penetrating sealer such as Woodoc 50 exterior or Sikkens Cetol rather than a hard film varnish. Film-forming products crack on the west and north faces and then let water in behind, which is worse than no coating at all.
• Decking — a dedicated deck sealer, not a cladding product. Decks take foot traffic and standing water and need recoating every twelve to eighteen months on the exposed sections.
• Plastered walls — a good standard-to-premium exterior acrylic is adequate away from the beachfront. Beach-side plots should step up to Micatex or Weathershield grade.
• Ground-level walls on wetland plots — breathable coating, always. Sealing the bottom metre of a wall that is drawing groundwater will simply move the damp higher up.
• Thatch-adjacent gables and plaster — check for water tracking off the thatch onto the plaster before coating. It is a detailing problem, not a paint problem.
• Interiors — standard low-sheen acrylic, with a mould-resistant product in bathrooms and any room that stays closed up over winter.
